Project Description
Hermosa del Mar is a gated condominium project designed by noted Costa Rican architect Ronald Zurcher consisting of 3 buildings 7 stories high and an adjacent commercial plaza with 11 entertainment and convenience shops. The development is located on the second entrance to Playa Hermosa across from Ginger Restaurant.

Each building will have 20 residential units (12 three bedroom units, 6 two bedroom units, and 2 penthouses). All units will be built with luxury high-quality finishes and will have a covered exterior terrace and central air conditioning. The residences will include imported kitchen and bathroom cabinetry, closets, and six stainless steel appliances (refrigerator, stove, dish washer, microwave oven, washer, dryer). The penthouses will have a private rooftop terrace with a sundeck, Jacuzzi, outdoor shower, and bathroom. There will be 2 elevators per building.

The project will have the following features and amenities: two pools (semi-Olympic lap pool and recreational pool), state-of-the-art fitness center with bath and change rooms, yoga/multipurpose room, clubhouse, administrative office, central air-conditioning in all units, high ceilings in all units on-site concierge and administrative personnel, on-site rental property management, 24hr. manned guarded entrance, sixty assigned covered parking spaces, thirty open parking spaces for visitors, assigned exterior storage units, additional storage space for sale or rent, professionally landscaped gardens, high speed internet, cable TV, full service emergency electric generators, waste treatment plant, and handicap accessible.

Hermosa del Mar will also offer design services with several complete furnished and media packages to be prepared by renowned firm Fusion Interior Design (Four Seasons Resort, Exclusive Resort Private Residences, Marriott Los Sueños, etc.)

Construction
Phase I of the construction started in December 2006 and includes the project entrance, building # 1, the fitness center/lap pool and the commercial plaza. The expected delivery date for Phase I of the project is approximately April / May 2008. Phase II started September 15th 2007 and includes Building # 2, pool & rancho BBQ, the expected delivery date for this phase II is approximately November / December 2008.

Payment Schedule
Stewart Title & Trust will be the Escrow Agent of the development. Following a formal assessment and confirmation of construction advances by Stewart Title & Trust, Purchaser shall pay directly to Stewart Title & Trust according to the following schedule:

a. Thirty percent (30%) of the PURCHASE PRICE upon signing formal agreement
b. Thirty percent (30%) of the PURCHASE PRICE upon installation of the
fourth floor slab of the building in which the Unit is located;
c. Thirty percent (30%) of the PURCHASE PRICE upon installation of the
roof structure of the building in which the Unit is located;
d. Ten percent (10%) of the PURCHASE PRICE upon closing and final inspection

Zurcher Arquitectos: Noted Architect Ronald Zurcher will be in charge of designing Hermosa del Mar. Some of these developments include the Marriott Hotel San Jose, Marriott Hotel Los Sueños, and the ultra-luxurious Exclusive Resort Homes and Four Seasons Resort at Peninsula Papagayo. Constructora Proycon: This company will be the builder of the project. With more than 16 years of experience in the market, Proycon has consolidated into one of the most prestigious and respected contractors in Costa Rica.
